A developer is considering a 70-unit multi-family development at the site of a vacant office building southeast of 35th Street and 30th Avenue in Kenosha.
The project, called Gateway Lofts, would convert the nearly 36,000-square-foot office building into 42 residential units, and construct four new buildings containing 28 units total, according to plans filed with the city from Kenosha-based real estate firm Land Quest.
It would include a mix of 16 studios, 36 single bedroom units and 18 two-bedroom units. Each unit would have at least two parking spaces, between surface stalls and detached garages.
The site would need to be rezoned from institutional to multi-family use in order for the project to move forward, according to a city staff report.
The Kenosha City Plan Commission is scheduled to review Land Quest's conceptual plans on Thursday evening. Commission members won't vote on the plans.
A representative of Land Quest was not immediately available for comment.
This is the second time Land Quest has proposed a multi-family development at the site. About a year ago, the firm presented to city officials a smaller proposal, only for the conversion of the office building into 38 residential units.
According to the report and meeting minutes, a number of nearby property owners were opposed to the project. Many were concerned about increased traffic and impacts on the quiet neighborhood feel.
The commission held off on taking a vote at the meeting. The developer later withdrew its application.
