Expert Foundry Services recently purchased the 110,000-square-foot industrial building on the northern two-thirds of the former Sara Lee property at 980 W. Somers St., Milwaukee, from Metz Baking Company for $1.125 million. Bill Langhoff of RFP Commercial Inc. represented Metz Baking Co. and Jay Lang of Lang Group represented Expert Foundry Services in brokering the deal. Langhoff is still marking the southern third of the property, which has two industrial buildings totaling 30,000 square feet of space.

Chicago-based HSA Commercial Real Estate recently purchased a fully leased 40,564-square-foot industrial building at 2000 Airport Road in Waukesha from a private investment group. The sale price was not disclosed. The building, constructed in 1991 and expanded in 1999, is occupied by Acme Machell Company Inc. since it was built. HSA has been expanding its portfolio in southeastern Wisconsin in recent years. It recently purchased 90 acres of farmland near I-94 in Mt. Pleasant. The property, located southwest of Highway 20 and County Highway V, is part of the new 950-acre Mount Pleasant International Commerce Center. HSA plans to build a 125,000-square-foot and a 300,000-square-foot industrial building on its site. Construction is expected to break ground next year. HSA entered the market by acquiring the 195,000-square-foot Olson Cos. Inc. industrial plant in Glendale at 4200 N. Port Washington Road in 2003 in a $5 million sale/leaseback transaction. In 2004 the company purchased the 717,717-square-foot Brown Deer Business Park for $28 million. Earlier this year HSA acquired the "Burleigh Triangle" in Wauwatosa by purchasing the former Kohl’s Food Stores warehouses at 11100-310 W. Burleigh St. on 24 acres for $9 million and the former Roundy’s Supermarkets properties at 11300-500 W. Burleigh St. on 39 acres for $8.5 million. The company is planning a major redevelopment for the site. Wauwatosa officials want to see a dense, mixed-use development there.

Rawson Properties LLC recently purchased the 27,252-square-foot industrial building at 4200 W. Douglas Ave., Milwaukee, from Lead Group LLC for $550,000. Jeff Horn and Paul Galbraith of Grubb & Ellis|Apex Commercial represented Lead Group and Don Schmidt of Judson & Associates represented Rawson Properties. Kenneth Rawson, the owner of Rawson Properties, recently moved his Milwaukee-based metal fabrication company from 5150 N. 32nd St., Milwaukee, two miles southeast to the building at 4200 W. Douglas Ave. His company is occupying 15,000 square feet of space in the building. The remaining 12,252 square feet is occupied by Unimex LLC, another metal fabrictor. His company had been a tenant, occupying about 12,000 square feet of space, in a multi-tenant building on 32nd Street.
