The Opus Group purchased 9.4 acres of vacant land in the Mount Pleasant Business Park and will build a 155,844-square-foot speculative building there, the first building in the park.
Opus purchased the land from MLG/Highway 20 Limited Partnership for $915,800, according to state records.
Construction will begin this month and is slated for completion in summer 2016.
“The low vacancy rates in the market provided an outstanding opportunity for Opus and the Mount Pleasant Business Park to create this speculative development,” said Julie Ledger, vice president and general manager, Opus Development Company, LLC, “We’re excited to fill a need in the marketplace for such a desirable industrial product.”
The building will feature 32-foot ceilings, 16 dock doors and 3 drive-in doors, parking stalls for 151 vehicles and an ESFR sprinkler system. The development can accommodate single or multi-tenant occupancy.
The building will be owned by a joint venture partnership between Opus Development Company, LLC and Founders Properties, LLC, Opus Development Company, LLC will be the developer. Opus Design
Build, LLC will be the design-builder and Opus AE Group, LLC will be the architect and structural engineer of record. Barry Chavin and Curt Pitzen with NAI MLG Commercial will market the property for lease.
