Wisconsin 275: The state’s most influential business leaders

BizTimes Media today unveils the second edition of Wisconsin 275, a publication that identifies and profiles the most influential business leaders in the state. The first edition was published in 2022.

The 2024 edition, a 121-page book, profiles 275 Wisconsin business leaders in a variety of industries, doing business in all corners of the state. Industries represented include: accounting, agriculture, banking and finance, construction, education, energy and utilities, entertainment, health care, insurance, law, manufacturing, nonprofits, real estate, restaurants, retail, sports, staffing, technology, tourism, transportation and logistics.

The selection process for Wisconsin 275 began late last year. The process included a review of the 2022 list and consideration of who should remain on the list, who should be eliminated and who should be added to the list. We relied on a combination of our own knowledge, research, networking and referrals, including recommendations by the Wisconsin 275 class of 2022.

Ultimately we had a list of well over 275 names for consideration and began a painstaking process of narrowing it down. We went through our list multiple times, asking ourselves if someone met our criteria for being influential.

We did our best to make sure we represented a range of industries and geographies in Wisconsin’s economy. Our deliberations often came down to whether someone is shaping the direction of the state’s economy. There is no single objective measure that can truly compare business leaders across industries for a list like this, and we inherently had to apply some of our own subjective judgement in making final decisions.

One thing that did not factor into our work is whether an honoree’s company would advertise.

Once we identified the 275 individuals on our list, we asked them to fill out questionnaires providing greater insight into their careers and approaches to businesses. The responses from those who participated formed the basis of their profile. In cases where individuals did not participate, we used our own research and reporting to compile a profile.

There was only room to include a portion of the questionnaire responses in the profiles for the print edition of Wisconsin 275. The full responses to the questionnaires will be added to the profiles on our website, and featured in print editions of BizTimes Milwaukee, over time and will be available online to BizTimes subscribers. Madison-area real estate developer Terrence Wall is founder, president and chief executive officer of Middleton-based T. Wall Enterprises, a developer of office and multifamily projects. The firm currently has more than 1,600 units in operation and more than 3,000 in development. Earlier this year, Wall broke ground for the Foundry on 3rd project, a mixed-use development – including 154 apartment units and 17,000 square feet of commercial space – in downtown Wausau, where its former mall once stood. A licensed broker, Wall serves on the Chicago Federal Reserve Bank’s Wisconsin Economic Roundtable. He has been a major donor to Edgewood High School, American Family Children’s Hospital, James A. Graaskamp Real Estate Center, Congress Park, High Crossing Park, Madison Central Library, Madison Children’s Museum, Asset Builders of America and Domestic Abuse Intervention Services.

T. Wall Enterprises | Middleton

Madison real estate developer Terrence Wall is founder, president and chief executive officer of Middleton-based T. Wall Enterprises, a developer of multi-family apartment complexes. T. Wall has 1,250 units in operation and more than 320 in development. Its current projects include construction of The Moment, a 15-story development in downtown Madison; the redevelopment of The Bruce Co.’s property into an office and garden center and mixed-use residential development in Middleton; and construction of The Foundry on 3rd, a mixed-use development in downtown Wausau.

In 1989, Wall founded T. Wall Properties LLC, a firm that went on to have one of the largest office building portfolios in the state. Wall led the firm from its inception until 2012. Two years after his departure, it was renamed Vanta Commercial Properties.

Wall’s nonprofit involvement has included supporting the Children’s Carousel at the Henry Vilas Zoo, the Glacier’s Edge Boy Scouts of America council office building and the Tenney Park Pavilion. He was also a lead donor in the construction of the American Family Children’s Hospital, the East Side Community Center and renovation of Edgewood High School of the Sacred Heart.

Wall also serves on the Chicago Federal Reserve Bank’s Wisconsin Economic Roundtable.

Wall made a brief run as a Republican candidate in Wisconsin’s U.S. Senate race in 2010; Ron Johnson went on to win the party’s endorsement and defeated incumbent Russ Feingold.

Since founding RINKA in 2006, Matthew Rinka has grown the Milwaukee-based architectural firm from a one-person operation to a more than a 40-person team. RINKA’s work has included prominent projects such as the Deer District, the 30-story Moderne downtown Milwaukee apartment building and Drexel Town Square in Oak Creek. It’s also the design firm for one of Milwaukee’s most ambitious and highly anticipated projects – The Couture development near the lakefront in downtown Milwaukee.

Kevin Newell

Developer Kevin Newell has made a mark on Milwaukee by becoming the first African American to build and own a multifamily commercial development in the city’s downtown. He is the developer and owner of Five Fifty Ultra Lofts, a mixed-use housing development in the Milwaukee Bucks’ $1 billon entertainment district, dubbed Deer District. Newell founded his firm, Royal Capital Group, in 2010, with a focus on urban development and innovation.

Royal Capital has partnered with the Greater Milwaukee Foundation and the Medical College of Wisconsin to form the ThriveOn Collaboration, which led the redevelopment of the former Gimbels-Schuster’s building on King Drive into the ThriveOn King project.

Emmy Murphy has served as the director and market leader for Dallas-based CBRE’s Milwaukee office since 2021. One of the larger real estate brokerages in Wisconsin, the firm specializes in advisory and transaction services for tenants and property owners in the retail, office, industrial and investment sectors. Murphy oversees business operations and drives the office’s growth strategy for all advisory services lines of business, including advisory and transaction services, capital markets, property management, valuation and advisory services and project management.

CBRE recently moved from its office in the U.S. Bank Center to the 18th floor of the BMO Tower in downtown Milwaukee. The office has about 150 employees. Recently, CBRE represented Fiserv in its relocation from Brookfield to downtown Milwaukee.

Mills is chief executive officer of Kenosha-based Bear Real Estate Group, a family of companies that includes Bear Commercial, Bear Homes, Bear Capital, Bear Development, Bear Property Management and CMA-Construction Management Associates. Bear Development has been involved with the acquisition and development of residential, multifamily, hospitality, retail, office and industrial projects throughout southeastern Wisconsin and outside the state. Earlier this year, Bear Development and Kacmarcik Enterprises announced plans for Iron District MKE, a $160 million sports and entertainment development in downtown Milwaukee that would include an 8,000-seat soccer stadium.

Ted Matkom

Ted Matkom has served as Wisconsin market president and general counsel for Gorman & Co. since 2007. Over the past four decades, Gorman has developed market-rate and affordable housing in Milwaukee, Madison, La Crosse, Racine, Kenosha, Green Bay, Janesville, Beloit, Jefferson, Green Bay, Sheboygan and Wausau. Across its 84 projects in the state, the firm has invested $894 million and developed nearly 5,800 housing units.

For the past 15 years, Matkom has led redevelopment efforts within the 30th Street Industiral Corridor of Milwaukee and currently serves as president of the Business Improvement District within that area.

In recent years, Gorman has converted multiple former school properties in Milwaukee into affordable housing, including the former William McKinley School in the Midtown neighborhood, Edison School on the city’s north side and Jackie Robinson Middle School in Sherman Park.

Gorman also recently completed Uptown Lofts in Kenosha, a $30 million mixed-use development in a neighborhood that was heavily affected by civil unrest following the police shooting of Jacob Blake.

Gorman plans to sell more than 200 single-family rental homes to first-time homebuyers over the next 10 years, working in partnership with Milwaukee-based Acts Housing.

Barry Mandel serves as chief executive officer of Mandel Group, a Milwaukee-based real estate services firm he founded in 1991. Mandel Group’s focus is urban in-fill and suburban/urban node luxury multifamily rental communities and mixed-use developments. Mandel is credited with helping draw suburbanites to Milwaukee in the 1990s and early 2000s, thanks to his East Pointe Commons development on the Lower East Side, which helped catalyze other similar projects. One of Mandel Group’s recent prominent projects is the redevelopment of the former School Sisters of Notre Dame’s Elm Grove campus into a 237-unit luxury apartment building. Barry Mandel is the founder and longtime leader of Milwaukee-based Mandel Group, one of Wisconsin’s largest multi-family residential real estate development firms. Some of its notable projects include The North End near downtown Milwaukee, the 36-story University Club Tower condominium building in downtown Milwaukee, Park Lafayette Towers on Milwaukee’s East Side, Taxco Apartments under construction in Milwaukee’s Walker’s Point neighborhood, The West and SoNa Lofts in West Allis, Echelon Apartments in Wauwatosa, LightHorse 4041 in Shorewood and Beaumont Place in Whitefish Bay.

The company also has apartment buildings in downtown St. Louis, suburban Minneapolis and suburban Des Moines, Iowa.

Outside of the firm, Mandel has helped fund the Associates in Commercial Real Estate program at Marquette University, which works to increase minority representation in the industry. He also sponsored the “I Have a Dream Foundation,” which provides wraparound services and scholarship funding for economically disadvantaged students and their families, from first grade to their first job.

“Four Seasons Hotels founder Isadore Sharp. The Four Seasons brand is iconic in the hospitality industry. From a cold call, he invited me to visit with him in Toronto. I learned and was inspired by him in just three hours on how hospitality, technology and apartment industries are merging to create a living experience well beyond shelter alone. He also is a mixologist by recognizing that every minute of every day you can turn a lemon into lemonade for your customer.”

What are some of your favorite destinations/places to visit?
“(1) Africa: the people, the cultures, and the animals provide an enriching and unique experience. (2) The ‘old road’ from Delhi to Agra (India) is a life-changing experience, a kaleidoscope of images and experiences, where the one ‘rule’ is ‘there is no rule.'”

What’s your hobby/passion?
“Swimming has always been a safe harbor that has positively impacted my life, calmed my mind, body and soul, and at the same time contributed to my physical health and wellness. Every time I swim, I feel renewed with more positivity, strength, and confidence.”

What is your favorite Wisconsin restaurant and what do you order there?
“Impossible to pick a favorite as my favorite chefs share part of themselves as they create, in many cases, a work of art. Whether it is a perfectly cooked egg or a multi-course meal, it is the love and passion of the chef that I most appreciate in a meal.”

If you could take a one-year sabbatical, what would you do?
“Hold my wife Eileen’s hand and experience places we have never been.”

What’s the toughest business challenge you’ve had to overcome?
“Reconciling that perfection is an aspiration, and being content with the best you and your company can do at any given time may be the highest standard you can achieve.”

What advice would you give to a young professional?
“Your most important asset is your reputation. Invest in it every day!”

What has been your/your company’s most significant success over the last 12 months?
“It is the same each day, serving those that work with me, providing them resources so they might achieve their highest potential in their career and as a person.”

What is one thing you would change about Wisconsin to make it even better?
“I wish I had an answer to this question. It is myopic to think one change could make any place better, except for a ‘magic wand’ that would instill mutual respect for one another, where everyone would do unto others as you wish they would do unto you. The ‘golden rule’ is at the core of humanity.”

As you enter your office, what would you choose to be your walk-up or theme song and why?
“Each associate’s favorite song that uplifts their spirits and strengthens their character.”

Is there a nonprofit cause that has special meaning to you?
“The ACRE Program at Marquette University has been my most satisfying philanthropic cause. 288 graduates over the years that have increased Black and Brown participation in the real estate industry and/or created new careers that were enhanced by their ACRE experiences.”

What is the biggest risk you have ever taken?
“I spend the majority of my career mitigating risk accordingly on a daily basis, taking measured risks. The biggest risk I have taken is sponsoring the ‘I Have A Dream’ Foundation-Milwaukee partnering with Milwaukee Academy of Science. We plan to take 105 economically disadvantaged first-graders and their families from 1st Grade to first job, with a two-generation approach providing wraparound services to enhance family stability and significantly enrich each student’s educational experience. I am so humbled by the path ahead, yet so invigorated by those that wish to join our journey.”

What’s at the top of your bucket list?
“Contentment.”

“Sowing seeds to make the world a better place for everyone.”

Lyle Landowski

One of the largest full-service commercial real estate companies in the state, Colliers has 240 employees across its offices in Milwaukee, Madison and Green Bay. The firm handles more than 25 million square feet of office, industrial, retail and multifamily projects.

Education: Bachelor’s, St. Norbert College

The future of your industry: “You can clearly see how technology is changing residential real estate. It has removed much of the friction in the marketing and transactional process. You can expect to see a similar impact in the commercial real estate world in the future.”

Your secret talent: “I have no idea when I figured this out, but for a tall guy I can crush handstands like you would not believe.”

What would you do if you could choose another career: “I have always been fascinated by the talent placement business. My path to leadership of Inland/Colliers was through the real estate brokerage business, but I think it would be fascinating to broker/place talented professionals. This is one of the reasons I love recruiting so much in my current role.”

One decision to do over: “There have been a few occasions where I have settled when making hiring decisions due to constraints in the talent market or urgency. I would take a couple of those back now. I am at the point where I’d rather wait longer or give up more to get a high-quality and high-character person who I am excited to work with, rather than settling.”

Lyle Landowski assumed the role of president and chief executive officer of Colliers | Wisconsin at the beginning of 2022 after 15 years with the real estate brokerage and property management firm. The firm, which has more than 200 employees, is based in downtown Milwaukee and operates statewide, with additional offices in Madison and the Fox Valley. The firm handles more than 30 million square feet of office, industrial, retail and multi-family properties representing local, regional and national clients.

Two Wisconsin business leaders you would like to have dinner with: “John Schlifske (CEO of Northwestern Mutual) and Michael Lovell (president of Marquette University). They are both men of faith who seem to operate with conviction and purpose, and I believe they have helped change the trajectory of our city.”

Favorite destinations: “For quick and easy, … Sheboygan. I love the pace, the lakefront and restaurants owned by Stefano Viglietti. For longer distance, our family enjoys going west, as we have family in San Diego and Lake Tahoe.”

Hobby/passion: “Basketball. There is something therapeutic and healing about it for me. It is my release, but also a place I enjoy competitiveness and camaraderie.”

How would you spend a one-year sabbatical: “If I could pull it off, we would travel with family to live in another part of the world in a community that looks nothing like ours and spend time integrating into it and becoming part of it. I think it would bring us closer together, break so many of our paradigms and stretch our worldview in a life-altering way.”

John Kissinger

GRAEF | Milwaukee

John Kissinger leads GRAEF, a Milwaukee-based engineering, planning and design firm that has worked on prominent projects such as the Santiago Calatrava addition to the Milwaukee Art Museum, renovation of Lambeau Field and redevelopment of the former Laacke & Joys manufacturing building. More recently, GRAEF provided structural engineering for the $456 million Wisconsin Center District’s Baird Center expansion. Up next: the firm has been hired by the City of Milwaukee to create a plan for the former Northridge Mall site. GRAEF has nearly 300 employees across its 10 offices throughout the Midwest, Florida, and Turks and Caicos.

Kissinger became CEO of GRAEF in 2012. In September 2024, GRAEF announced that Kissinger will pass the president torch to Pat Kressin, vice president of business development, on Jan. 1, 2025. Kissinger will remain as CEO of the firm until his retirement within the next two years; no specific date has been set.

John Kissinger built his career working on prominent projects such as the Quadracci Pavilion at the Milwaukee Art Museum, the renovation of Lambeau Field and the expansion of Chicago’s McCormick Place. He leads Milwaukee-based GRAEF, a civil engineering, planning and design firm with nearly 300 employees in 10 offices. The firm has done work on projects throughout the state including Milwaukee Tool’s corporate headquarters in Brookfield, University of Wisconsin-Madison’s Southeast Recreational Facility and the Bradley Symphony Center in Milwaukee.

Fun fact: “I like to dance!”

Business leaders you’d like to have dinner with: “(The late) Bill Shook and (the late) Michael Cudahy. Bill Shook was a construction executive with Clark Construction and a great mentor of mine. Michael Cudahy was trained as an engineer and I always found him to be an interesting conversationalist.”

Top of your bucket list: “Visit Machu Picchu.”

Nonprofit cause that has special meaning to you: “The GRAEF Foundation, which was formed by our founders. The GRAEF Foundation annually awards college scholarships to engineering majors at five universities including the Milwaukee School of Engineering, UW-Milwaukee, UW-Platteville, UW-Madison, and Marquette University. We also fund a scholarship for underrepresented engineering students through the ACE mentor program of Chicago. We also fund a variety of other STEM programs.”

Tracy Johnson leads CARW, a Milwaukee-based association that supports more than 875 commercial real estate professionals in 500 companies across the region. Members represent more than 36.5 million square feet of commercial real estate available for sale and nearly 63 million square feet available for lease. Johnson has more than 25 years of association management and nonprofit experience. She previously was executive director of TEMPO Milwaukee and director of public affairs for the Milwaukee Symphony Orchestra.

Highlights from the past 12 months: “CARW’s commercial data platform has exploded in the past year since it was purchased by Moody’s. The national platform is a broker’s main tool for marketing properties and gaining insights on the market. CARW has developed not only southeast Wisconsin reports, but Madison and soon Fox Valley reports.”

What would you do if you could choose another career: “Meteorology.”

What would you like to change about Wisconsin: “Tax reform should focus on keeping young people and retirees in Wisconsin while fueling economic growth. First, reducing or eliminating the state income tax could make Wisconsin a more attractive place to live and work. Second, simplifying property taxes would relieve the burden on property owners. Finally, a strategic approach to implementing and using sales taxes can support both state and local economic goals effectively.”

Thing to learn this year: “My son and I are working on a piano/violin duet.”
