More development planned for Pabst Farms

Fitchburg-based S&L Hospitality, the company that operates the Hilton Garden Inn hotel at the 1,500-acre, mixed-use Pabst Farms development in Oconomowoc, plans to develop two more hotels, a 40,000-square-foot office building and a stand-alone restaurant in a joint venture with Pabst Farms Development LLC.

The development would be built on a 12-acre portion of the Commerce Centre area of Pabst Farms, located southwest of Interstate 94 and Highway 67. The site for the development is south of a Harley-Davidson dealership and west of the Aurora hospital that is under construction.

One of the hotels would be a 132-room, extended-stay hotel.

“More than likely a Staybridge (Suites),” said Eric Lund, chief operating officer of S&L Hospitality. Staybridge Suites is a brand of Windsor, U.K.-based International Hotels Group. It is an all-suite hotel brand for extended-stay guests looking for a residential-style hotel. There are 112 Staybridge Suites locations. The only southeastern Wisconsin location is under construction in downtown Milwaukee.

The other hotel at Pabst Farms will have about 100 rooms and will complement the Hilton Garden Inn and the extended-stay hotel, Lund said.

“It could be a Marriott product,” he said.

How many hotels will be built in Pabst Farms? Once the development and surrounding areas are built out, Pabst Farms could have four or five hotels, including a full service hotel, said William Niemann, executive vice president for Pabst Farms Development LLC.

Chicago-based General Growth Properties Inc. plans to build a regional shopping center in Pabst Farms, northeast of I-94 and Highway 67. The company’s original plans for that project included sites for two hotels, but in the latest plans for the shopping center the hotels have been removed said Jason Gallo, city planner for Oconomowoc.

Plans for the office building in the S&L Hospitality project are still in the works. It will probably be three stories tall and could be either a medical office building, or a regular office building, Lund said.

The restaurant will be a casual, sit-down restaurant. It won’t be a five-star restaurant, but it won’t be a fast food restaurant either, Lund said.

The Hilton Garden Inn, which opened earlier this year, has been very successful, so S&L believes Pabst Farms can support more hotels, especially as the massive development continues to build out, Lund said.

The Aurora hospital will help attract guests to an extended-stay hotel as family members will be coming for several days to see relatives at the hospital, Lund said.

The extended-stay hotel and the restaurant will probably open next year, Lund said. The office building and the other hotel will open later. S&L wants to see how the extended-stay hotel does, and how the hospital and retail development in the remainder of Pabst Farms affect the demand for hotels rooms, he said.

Waukesha

The Roberts Group Inc., a communications, advertising and marketing firm for health care providers, recently expanded its space in an 80-year-old building at 730 N. Grand Ave. in downtown Waukesha. The company had occupied about 10,000 square feet of space in the building’s first floor and lower level and last year purchased the building from Ty Taylor, president of Waukesha State Bank. Then the company renovated the second and third floors of the building, converting apartments into office space. Now the company occupies the entire 18,000-square-foot building. The additional space was needed to accommodate the growth of the company, which has gone from 27 employees to 35 in the last year, said facilities manager Andy Stenz. “We had been renting space across the street for seven of our people,” he said. Now all of the employees are in one building.

Franklin

Brown Deer-based Bank Mutual Corp. plans to build a 3,370-square-foot branch at 5130 W. Rawson Ave. in the Fountains of Franklin Development. Bank Mutual has 78 locations, all in Wisconsin except one in Minnesota, and about $3.5 billion in total assets. The company also plans to build a 4,000-square-foot bank branch at 8400 W. Forest Home Ave. in Greenfield.

Mequon

Granite Microsystems plans to double the size of its headquarters at 10202 N. Enterprise Dr., going from 18,000 square feet to 36,000 square feet of space. The company is a computer-based solutions supplier providing engineering, manufacturing, service and support to OEM customers.

Reinhart Partners recently expanded its office in the Lakeside North Building at 1500 W. Market St., upping its office space from 4,600 to 7,572 square feet. The company is an investment advisor with 23 employees managing about $2 billion in equity and fixed income assets for institutional and high net worth investors. The 20,000-square-foot Lakeside North Building is owned by Mequon-based Lakeside Development Co.

Brookfield

Milwaukee-based JBK Properties Inc. plans to build two retail buildings with a total of 27,392 square feet of retail space on a 3.6 acre site at the northeast corner of south Calhoun Road and West Greenfield Avenue. The currently vacant site was formerly occupied by a Sentry grocery store that was closed and demolished a few years ago.

Kenosha

Oconomowoc-based Brookstone Homes Inc. plans to build a 110-lot, single-family home subdivision on 30 acres at the former Kenosha Auto Transport site at 32nd Avenue and 40th Street.

Wauwatosa

Chanhassen, Minn.-based Snap Fitness Inc. plans to open a fitness center in a 3,000-square-foot space at 7226 W. North Ave. The company is opening several fitness centers through the metro Milwaukee area.

Theofilos Tselentis plans to open a Mediterranean restaurant in a 900-square-foot space at 7203 W. North Ave. Most of the restaurant’s business will be for take out and deliveries.

Barbara Behlke plans to open a two-room bed and breakfast inn in an 85-year-old home at 7127 Maple Terrace.

Glendale

Hartland-based Batteries Plus plans to open a store in a 1,600-square-foot retail space at 6150 N. Port Washington Road. The company has more than 300 battery stores across the U.S.
