HSA Commercial planning large warehouse in Somers

Facility would be built north of Amazon's Kenosha warehouses

Chicago-based HSA Commercial Real Estate plans to construct another warehouse along the I-94 North-South corridor.

The developer has filed plans with the village and town of Somers to construct a 773,764-square-foot warehouse building at the Darby Lane Farms site, 11110 Burlington Road.

The development site is northeast of Burlington Road and I-94, just north of Amazon’s massive Kenosha warehouses. It totals nearly 65.2 acres.

“It is a well-located site, very close to the improved interchange,” Bob Smietana, vice chairman and chief executive officer of HSA Commercial, said. “It’s basically sharing an access point right across the street from Amazon.”

The building is technically a speculative development, but it may not take long for HSA Commercial to find a tenant. Smietana said the demand for large industrial space along the I-94 corridor remains strong.

“We’re just trying to keep up,” he said.

Plan documents label the warehouse as phase one of the Darby Lane Farms site. This is because the building will be able to be expanded to nearly 1 million square feet, if a future user needs the space, Smietana said.

HSA has requested a rezoning of the Darby Farms site to allow the project to move forward. The Plan Commission will consider the rezoning and a site plan on Monday, Nov. 8.
