Herzing University will move its headquarters to The Avenue in downtown Milwaukee.
Herzing, a private nonprofit university, will move its administrative offices from Lilly Road in Menomonee Falls to the redeveloped former Grand Avenue mall at 275 W. Wisconsin Ave.
It will occupy almost 22,000 square feet on the second floor, which also includes a private balcony, according to a news release. Herzing will be moved in by the first quarter of next year.
“We’re proud of our 56-year history in the Milwaukee area and look forward to building even stronger partnerships with local and regional business leaders at our new location,” Herzing president Renee Herzing said in a statement. “We love being part of the energy in Milwaukee’s growing downtown, and know that locating in the heart of the city will make it easier for employees, partners and students to engage with us.”
Milwaukee-based Founders 3 represented the landlords in the transaction. Herzing was represented by Colliers International | Wisconsin. The Avenue space was designed by Milwaukee-based in. studio architecture.
Herzing is the latest office tenant announced for The Avenue. In late July, TEMPO Milwaukee announced it would relocate its offices there later this year.
And in early June, Good Karma Brands announced it would move its offices and four Milwaukee-based radio stations to The Avenue.
Other office users at The Avenue include Graef-USA Inc., Milwaukee Downtown Business Improvement District No. 21 and the Metropolitan Milwaukee Association of Commerce.
Josh Krsnak, chief executive of Hempel, said the Herzing lease was indicative of the strength of downtown Milwaukee’s Westown neighborhood, where The Avenue is located.
“We are thrilled to welcome Herzing University’s corporate offices to The Avenue Campus early next year,” Krsnak said. “Herzing’s commitment to relocating from the suburbs to downtown, and, particularly, to Westown, is yet another indication of the strength of this submarket. Herzing is a well-respected institution in Milwaukee, and we’re confident that they will continue to impactfully serve the community from this new, centrally located headquarters space.”
There is still 13,000 square feet of offices available on the building’s second floor, plus some space in the connected Matthews Building, said Jenna Maguire, an office broker with Founders 3.
The Avenue is owned by a joint venture between Minneapolis-based Hempel Cos. and Milwaukee-based Interstate Development Partners. The 333,000-square-foot mixed-use development includes offices, a food hall and apartments. The $72 million renovation started in 2018.
