Commercial real estate development firm Interstate Partners LLC plans to build a 126,000-square-foot speculative industrial building on Commerce Center Parkway in Muskego.
In a letter to the city dated Feb. 11, Interstate Partners said the new building may have anywhere between one and four tenants, though no tenants have yet been named. The number of employees and types of businesses each tenant would have is also yet to be determined, though the building itself would be used for commercial, light industrial and/or distribution purposes.
If the plans are approved, construction is slated to begin in spring or early summer.
“The building would be built on a speculative basis, but we believe the market demand is such that this high-quality building would attract new tenants within 12 months of construction,” states the letter, which was signed by Interstate Partners president John Heller and vice president Caroline Brzezinski.
Specifically, the building would be constructed on a vacant lot on Commerce Center Parkway east of Moorland Road. The site is south of the CGS Premier facility and east of a Walmart building, according to a city staff report.
The proposal is scheduled to be taken up by the city’s Plan Commission on Tuesday.
This would be the second spec building that Interstate Partners has developed on Commerce Center Parkway in recent years. In 2016, the developer built an 82,000-square-foot facility on a site that sits west of the CGS building and east of the Elliott’s Ace Hardware store.
Tenants in that building include high-end counter top maker Cosentino and auto parts distributor U.S. AutoForce, said Adam Trzebiagowski, planning manager with Muskego.
