The former Blommer Ice Cream Co. building and adjacent parking lot on North 15th Street and W. North Avenue on Milwaukee’s north side will be converted into a mixed-income residential development.
The project, at 1500-1504, 1524 and 1528-1534 West North Avenue is being developed by Chicago-based Evergreen Real Estate Group and Milwaukee non-profit Legacy Midwest Renewal Corporation.
It will include 64 apartments that will be a mix of one, two, three and four-bedroom units. Nine of the apartments will be market-rate, 55 will be low-income housing units.
The city’s Zoning, Neighborhoods and Development Committee approved a zoning change request for the proposal from Evergreen on Tuesday.
Evergreen plans to rehabilitate the former Blommer Ice Cream Co. building, which sits on the east side of the site. The development team will also build a four-story mixed-use building on the west side of the site with approximately 2,000 square feet of commercial space on the first floor and residences above.
The development will also include two-story walk-up town homes. A 20-space surface parking lot will be placed to the rear of the buildings and accessed from the existing east-west alley.
The development will be within walking distance of St. Ann’s Intergenerational Center, the YMCA, the Social Development Commission and Innovation & Wellness Commons, 1617 W. North Ave., which includes an Outpost Natural Foods pop-up location.
An information session for subcontractors interested in working on the project will be held on Monday, Sept. 19, from 10-11:30 a.m. at the Social Development Commission, 1730 W. North Ave., Milwaukee.
“This project is another great step forward for revitalization along the North Avenue corridor,” said Alderman Russell W. Stamper II. “With the many positive redevelopment and construction investments being made in the area, the time is right for the 15th and North Apartments, and it’s only appropriate that local subcontractors should step forward to play a crucial role in this new development project.”
