Johnson Controls spinoff leasing 11th floor of 833 East

Company will lease 26,000 square feet

The corporate offices for Johnson Controls Inc.’s automotive spinoff will occupy the 11th floor of the office building that Irgens is building at 833 E. Michigan St. in downtown Milwaukee.

Bruce McDonald, who will lead the automotive spinoff company, will be based at 833 East, but the company is not calling it the company’s headquarters, said Fraser Engerman, director of global media relations at Johnson Controls.

Leadership offices and other functions supporting the automotive spinoff company being formed by Glendale-based Johnson Controls Inc. will also be based in the 833 East building.

Engerman would not say how many people would be located in the building.

BizTimes Milwaukee reported last week that KPMG LLP will move its Milwaukee office from the U.S. Bank building to the 17-story 833 East office tower. The audit, tax and advisory firm will move about 100 employees to 833 East and occupy 12,000 square feet on the building’s 10th floor when it opens in March 2016.

By comparison, Johnson Controls is leasing 26,089 square feet at 833 East.

In addition to that building, there will also be corporate leadership positions for the Johnson Controls automotive spinoff in Plymouth, Mich., Shanghai, China and Burscheid, Germany, Engerman said.

“What we’re saying is we’re going to have corporate presence, corporate leadership in all of these locations,” Engerman said. “We’re not calling 833 East Michigan our corporate headquarters for automotive.”

The spinoff company and the remaining Johnson Controls will begin operating separately on July 1, and they will be legally split on Oct. 3, Engerman said.

Johnson Controls has also been exploring its options for additional space, including a rumored office tower downtown, but a decision will not be made about that project until about October 2016, Engerman said.

Construction of the $101.5 million 833 building is expected to be complete in March of 2016.

In September, Major League Baseball and Commissioner Emeritus Allan H. (Bud) Selig, Heck Capital Advisors and Grace Matthews, Inc. were announced as tenants for the building.

Heck Capital, of Rhinelander, is leasing 2,712 square feet. Grace Matthews, a Milwaukee-based investment bank, is leasing 6,269 square feet.

Milwaukee law firm Godfrey & Kahn will be the anchor tenant in the building and is leasing 77,817 square feet of space.

Other previously announced tenants include: Irgens, which will occupy 25,328 square feet; Colliers International, which is leasing 20,422 square feet; Jason Inc., which is leasing 26,043 square feet; First American, which is leasing 5,952 square feet and Cresa, which is leasing 2,516 square feet.

In August, Madison-based Noble Chef Hospitality announced it would open a restaurant called Rare Steakhouse in the ground floor of the building.
