Urban sprawl hasn’t hit U.S. 41

The Milwaukee area’s urban sprawl, which has overtaken Interstates 94 and 43, hasn’t quite creeped northwest along the U.S. 41 corridor in Washington County.
"At this point, there hasn’t been the demand, but I think it’s something that’s starting to come around," said David Buckley, a broker for The James T. Barry Co., Inc./Colliers International, Milwaukee.
Barry Co. has been particularly active in Washington County, where it is the broker for several commercial real estate sites available for sale, including:
¥ The 32-acre Pamperin Park Plaza site located east of U.S. 41 near County Highway D in Allenton. The parcel is for sale for $1.28 million.
¥ The 914,388-square-foot light manufacturing plant at the West Bend Co. location, 400 W. Washington St., in West Bend. The site has a price tag of $7.5 million.
¥ The 41,094-square-foot research and development facility at 19328 W. Bunsen Drive in Germantown. The site is for sale for $1.99 million.
¥ The 49,856-square-foot Carbon Engineering Corp. industrial site at 180 James St. in Slinger. The site is for sale for $1.6 million.
The Pamperin Park Plaza, which stands out prominently along U.S. 41, has seen significant interest from potential investors recently, according to Buckley.
The site can be subdivided into parcels of two or more acres, with an asking price of $40,000 per acre. The land is zoned for flexible commercial uses, including service, light industrial, retail and office development.
"We’ve got an individual interested in putting in multi-tenant commercial or light industrial there, and I had somebody looking at it for an automobile sales and service business," Buckley said. "We’ve seen some inquiries in the last 60 days in Pamperin Park that have been encouraging."
