A 120,000-square-foot building is being planned for a 14-acre site in the Woodland Prime office park in Menomonee Falls.
According to documents filed this month with the Wisconsin Department of Natural Resources, the building would be constructed for an unnamed user at a site located at the northeast corner of Leatherwood Court and Flint Drive. The documents refer to the proposed development simply as “Project Redline.”
Project drawings show a roughly 120,000-square-foot proposed building, with a 12,000-square-foot future addition depicted on the northwest corner. A parking lot would be accessible from Leatherwood Court.
The documents with the DNR were filed by an engineering consultant as part of an exemption request for artificial wetlands.
According to an email from a DNR staffer attached with the file, the applicant “would be putting in a commercial development if it (the wetland exemption) gets cleared.”
The site is owned by an affiliate of Milwaukee-based Zilber Ltd. A spokeswoman didn’t respond to a request for comment.
The building could be just one component of a larger project. According to a number of sources, the project is significant and involves roughly 70 acres.
Matt Carran, Menomonee Falls director of community development, acknowledged he was aware of the project but added the item has not been included on any Village Board agendas.
He declined to discuss the project further.
“I can’t comment on anything,” he said.
If constructed, the building would be located just east of a 52,000-square-foot office building recently acquired by an affiliate of Brookfield-based Milwaukee Electric Tool Corp. The building is located at W127N7564 Flint Drive.
Around the time of the building purchase, Ty Stavinski, Milwaukee Tool chief financial officer, said the company was “looking into additional space to consolidate our operations.”
Contractors have been busy renovating the building since.
According to village permit records, contractor Riley Construction Co., of Waukesha, pulled a permit for a complete demolition of the building’s interior back in August. The contractor also filed a permit application in September, which was approved in October, for $4.5 million worth of interior renovations to 23,850 square feet of the building.
The proposed building is also just northeast of a 350,000-square-foot facility being constructed for Leonardo DRS Inc. The project also involves the remodeling of an existing 120,000-square-foot office building nearby.
Similar to Project Redline, the Leonardo project went under the code name Project Walleye until officials made a public announcement in December.
The manufacturing facility and offices are going up on a site located at the northwest corner of Flint Drive and Good Hope Road.
