An Illinois-based developer is proposing to construct a three-story, 100-room hotel near Interstate 94 in the village of Yorkville.
According to village documents, the hotel would be built on vacant land west of where Sylvania Avenue meets Grandview Parkway. The hotel would be dual-branded as a Comfort Inn & Suites and MainStay Suites, both of which are Choice Hotels International Inc. brands.
Northbrook, Illinois-based Starmax Racine LLC is the land owner and project developer. State Department of Financial Institutions records lists Ankit Patel as the group’s registered agent.
Dan Verma, a project manager working on the hotel development on behalf of Starmax, said the developer is a hotelier who mainly owns hotels in Indiana. This would be their first in Wisconsin.
Verma added this particular site was selected due to all the activity taking place in the area.
“The area seems to be progressing very well,” he said.
State real estate transaction records indicate Starmax acquired the roughly 7-acre site in December for $550,000. It is located just southwest of the I-94 interchange with Highway 20, in an area containing various restaurants, gas stations and industrial buildings. The new hotel would be built directly south of an existing Quality Inn hotel and east of Ives Grove Golf Course.
Yorkville’s Board of Appeals is scheduled to review the project on Wednesday evening. Specifically, the board will consider a request to allow the hotel to exceed the maximum allowable building height of 35 feet. At its highest point, the hotel would stand 45 feet tall.
According to an application from the project team, the building was designed according to Choice Hotels’ standards for three-story hotels. Its front middle elevation will be 45 feet tall, while the two ends and the rear of the building will be 39 feet tall.
The Village Board and Plan Commission approved a conditional use permit on the project in October. Michael McKinney, Yorkville village clerk-treasurer, said other than approval of the variance request, the project only needs to secure applicable zoning and building permits before moving forward.
Verma said construction is likely to commence next year following the winter months. While construction may finish in as little as nine months, he said the hotel should be built by spring 2021.
